St. Thomas just had the kind of August that gets agents talking.

St. Thomas real estate picked up real speed in August 2026, led by single family sales that nearly tripled year over year. That surge pulled the rest of the market with it: the price right in the middle of all homes sold rose to $555,000, the average sale price climbed to $718,000, and homes across every property type sold faster than they did a year ago. If August is any indication, buyers on St. Thomas are not waiting around.

August Was St. Thomas’s Busiest Month in a While

New listings on St. Thomas more than doubled in August, up to 35 from 17 a year ago, and closed sales rose to 17 from 10. The middle-of-the-pack sold price reached $555,000, up 6.22 percent from last August, while the average sold price, which better reflects the full range of what’s closing, climbed even more sharply to $718,000, up 32.37 percent. That gap between the two numbers points to a growing share of higher value homes closing this month alongside the usual mix.

Homes also moved faster. The typical home sold in August took 149 days to close, down nearly a third from 211 days a year ago. Sellers gave up a little ground on price to get there, closing at 90.2 percent of asking price on average instead of last year’s 94.4 percent, a reasonable trade when the market is moving this much quicker. So far in 2026, new listings on St. Thomas are up 51.4 percent, and the year’s median sold price is up 10.38 percent from this time last year.

What the Faster Pace Means for You

For anyone weighing a move on St. Thomas, August points to a market that’s both busier and more competitive than it was a year ago. Homes are selling faster and for more money, which is good news if you’re selling, but it also means buyers need to be ready to act quickly and expect a little less room to negotiate than they’d have found a year ago.

Single Family Homes Nearly Tripled Their Pace

Eleven single family homes sold on St. Thomas in August, up from just 4 a year ago, even as new listings grew to 19 from 11. The middle-of-the-pack sold price actually dipped to $575,000, down 12.88 percent, while the average sold price rose 29.56 percent to $896,909. Together those numbers mean a wider spread of homes changed hands this August, from more modest properties up through higher priced ones, rather than a single price tier driving the month.

Homes sold noticeably faster too, a typical 161 days compared to 190 last August, while sellers closed at 87.9 percent of asking price, down slightly from 92.3 percent. Looking at the year so far, single family sales on St. Thomas are up 33.96 percent and the typical sold price is up 6.8 percent, so this segment has had real momentum all year, not just in August.

Condos Are the Fastest Movers on the Island

New condo listings on St. Thomas surged to 16 in August, up from just 6 a year ago, though the number of condos that actually sold held flat at 6. The middle-of-the-pack sold price came in lower, at $352,500, down 14.55 percent, but condos sold dramatically faster, a typical 70 days compared to 238 days last August, by far the quickest pace of any property type on the island this month.

For the year so far, condo sales on St. Thomas are down slightly, 2.56 percent, to 76 closings, while the year’s median sold price is up 6.37 percent to $417,500. With 76.71 percent more new condos listed so far this year, buyers now have considerably more to choose from than they did entering 2026.

Land Stayed Quiet, but the Deals Got Bigger

Land and acreage sales on St. Thomas held steady at 3 closings, the same as last August, even though fewer new parcels came onto the market, 7 compared to 11 a year ago. The parcels that did sell brought meaningfully higher prices: the middle sold price rose 90.48 percent to $200,000, and the average sold price climbed 146.13 percent to $265,000, pointing to a shift toward larger or more desirable parcels closing this month.

For the year so far, land sales on St. Thomas are down 40.54 percent to 22 closings, while the year’s median sold price is down 22.9 percent to $119,500, a reminder that this is a small, uneven segment where a handful of sales can swing the numbers considerably from month to month.

How Much Breathing Room Buyers Actually Have

A useful way to gauge how competitive a market is: at the current pace of sales, how many months would it take to sell everything currently listed? Around 6 months usually signals a balanced market. On St. Thomas in August, that number stood at 9.4 months across all property types, down from a high of 18 months back in March, putting the island close to balanced. Single family homes tightened the most, down to 10 months of supply from 18.6 months earlier in the year. Condos sat close to balanced at roughly 8.6 months, while land remained the most buyer friendly segment at around 30.8 months.

Is Now a Good Time to Buy on St. Thomas?

Yes, though the window is narrowing in some segments. Buyers still have real room to negotiate on condos and land, where there’s more for sale relative to demand, but single family inventory has tightened enough that buyers in that segment should be ready to move quickly on a home they like.

Is Now a Good Time to Sell on St. Thomas?

Yes. August was a strong month to list on St. Thomas, with single family closings up 175 percent year over year and homes selling nearly 30 percent faster across the board. Sellers are benefiting from a market absorbing inventory faster than it did in 2025, even with a modest give-back on final sale price.

Where St. Thomas Real Estate Is Headed

Single family sales look likely to stay strong through the rest of 2026, supported by a 33.96 percent increase in new listings and a 6.8 percent gain in typical sold price so far this year. Growing condo inventory should keep that segment friendlier to buyers into the fall, while land sales are likely to stay unpredictable month to month given how few transactions make up that segment.

Why St. Thomas Keeps Showing Up on Buyers’ Radar

Buyers keep gravitating toward St. Thomas for its harbor town energy, direct flight access, and the ease of buying within a U.S. territory. Many are also drawn by tax incentives available through the USVI Economic Development Authority, which can include lower income tax rates and reduced business taxes for people and companies who qualify. Current program details are available at usvieda.org. Combined with the island’s dining, marina life, and beaches like Magens Bay and Sapphire, that mix of lifestyle and financial upside has kept mainland buyer interest strong all year.
