August was the month buyers, not price, drove the headlines on St. Croix.

St. Croix real estate had a different kind of August in 2026. Instead of a handful of expensive homes driving the numbers, a wider range of buyers closed deals across more price points. Single family sales rose 9.09 percent year over year and land sales more than tripled, while the median sold price across all property types slipped to $300,000, not because the market lost value, but because more moderately priced homes made up this month’s sales.

Where August Left the Market

August brought 31 new listings to St. Croix, the same number as last August, and 15 closed sales, just one fewer than a year ago. The median sold price, meaning the price right in the middle of all the homes that sold, came in at $300,000, down from $475,000 last August. That drop looks dramatic, but it reflects which homes sold this month, not a market-wide loss in value. The average sold price, which better captures the full range of what’s closing, held much steadier at $437,899, down just 4.44 percent.

Homes also took longer to sell. The typical home under contract this August took 159 days to close, more than double last August’s 73 days. Despite that longer timeline, sellers who priced their homes well were still getting close to their full asking price, closing at 91.7 percent of list price on average, almost identical to last year. So far in 2026, new listings on St. Croix are up 21.24 percent, and the year’s median sold price is up 2.28 percent from this time last year.

What This Means If You’re Watching From the Sidelines

If you’re weighing a move on St. Croix, August’s numbers say the same thing to both sides. Homes are taking longer to sell and there are more of them to choose from, which gives buyers more room to negotiate. At the same time, sellers who price their home close to what similar homes have actually sold for are still closing near their asking price. Neither side has to rush, but both sides need to be realistic about pricing.

Single Family Homes Are Having a Moment

Twelve single family homes sold on St. Croix in August, up from 11 a year ago, even though fewer new homes came onto the market than last August. The middle-of-the-pack price for a sold home was $307,500, well below last August’s $525,000. That’s not a sign of falling values so much as a sign that this August’s buyers were shopping in a more everyday price range rather than the luxury range that shaped last year’s numbers. The average sale price, a better gauge of the full spread of homes, came in at $472,083, down a more modest 11.91 percent.

Homes are taking longer to sell, a typical 160 days compared to 131 last August, but sellers are still closing at 91.2 percent of their asking price, nearly the same as a year ago. Looking at the full year so far, single family sales on St. Croix are up 14.41 percent and the typical sold price is up 13.33 percent, so the bigger 2026 story for this property type is still one of rising demand, even with a quieter August.

Condos Are Playing a Different Game

Condos on St. Croix moved in the opposite direction from single family homes this August. Only 3 sold, down from 5 last year, even though 11 new condos came onto the market, up from 9. But the condos that did sell brought higher prices: the middle sold price rose to $258,500, up 14.89 percent, and the price on the homes that sold reached $279,900 on the list side, up 24.4 percent. Those condos also took nearly twice as long to sell, a typical 141 days compared to 71 last year.

Looking at the full year, condo sales on St. Croix are down 27.16 percent to 59 closings, while the year’s median sold price is down 8.33 percent to $275,000. With 29.41 percent more new condos listed so far this year, there’s simply more for condo buyers to choose from than there was a year ago, which is likely stretching out how long each one takes to sell.

Land Sales Just Had Their Best Month in Years

Land and acreage sales were the real story on St. Croix this August. Seven parcels sold, up from just 2 a year ago, a jump of 250 percent, even though fewer new parcels were listed. The middle sold price climbed 16.82 percent to $62,500, and the average sold price jumped 228.57 percent to $175,785, a sign that a few higher priced parcels closed alongside the more typical sales.

Land deals are also taking much longer to close than they used to, a typical 240 days and an average of 333 days. For the year so far, land sales on St. Croix are up 11.54 percent, while the typical sold price is down 15.15 percent, which just reflects how much parcel sizes and locations vary from one land sale to the next.

How Much Breathing Room Buyers Actually Have

One useful way to think about how competitive a market is: at the current pace of sales, how many months would it take to sell everything currently listed? A healthy, balanced market usually sits around 6 months. On St. Croix in August, that number was 10.6 months across all property types, meaning there’s more for sale than buyers are currently absorbing, which favors buyers. Single family homes were the tightest at 8 months, condos sat at 15.5 months, and land was the loosest at roughly 26.7 months, giving land buyers the most room to negotiate on price and terms.

Is Now a Good Time to Buy on St. Croix?

Yes. Buyers have more options and more time to decide than they did a year ago, especially for single family homes and land, where there’s more for sale relative to how fast things are selling. That gives buyers real room to negotiate on price or ask for concessions.

Is Now a Good Time to Sell on St. Croix?

Yes, as long as pricing is realistic. Homes that are priced close to what similar homes have actually sold for are still closing near their asking price, at 91.7 percent on average in August. Single family sellers in particular are seeing more buyers than a year ago, but everyone should expect the process to take longer than it did in 2025.

Where St. Croix Real Estate Goes From Here

Single family homes look likely to stay strong through the rest of 2026, given that both sales and prices are up for the year so far. Condos and land will likely keep favoring buyers into the fall, since both have more homes for sale relative to demand. Across the board, expect homes to keep taking longer to sell than they did in 2025 as the market works through the wave of new listings that came on earlier this year.

Why St. Croix Keeps Pulling Buyers In

Buyers keep choosing St. Croix for the combination of a relaxed, Caribbean pace of life and the practical ease of buying within a U.S. territory. Many buyers are also drawn by tax incentives available through the USVI Economic Development Authority, which can include lower income tax rates and reduced business taxes for people and companies who qualify. You can find current program details at usvieda.org. Beyond the financial picture, the island’s historic towns, quieter beaches, and easy access to reef diving keep bringing back both full-time residents and second home buyers.
