COTTON HOUSE BY THE SEA — Enjoy the tranquility of sandy beachside living on a private lane in a prominent location on the East End. This professionally decorated home features three full air-conditioned bedrooms and three en-suite bathrooms with a large covered gallery to enjoy views over the refreshing pool, and to the Caribbean Sea. And Buck Island National Park and the neighboring islands are framed in the distance. The large white-tiled epoxy grouted pool offers the same stupendous views, and its length and depth can accommodate lap swimming and diving. Also noteworthy is the nearly private sandy beach which is steps down the stone walkway, and makes all water sports very easy ventures. Buck Island is a short distance off-shore just beyond the multi-colored and (see Supplement) -protected reef, which can be fun via kayak on calmer days, or sailboat on windier ones.
The home is solidly constructed, and with a hefty roof system, including a Bermudian hip roof on the exterior that adds to the appeal. And the open floor-plan kitchen with seated bar makes entertaining a pleasure, and for all your guests to enjoy cocktails while a nice meal is being prepared. The kitchen is fully equipped, and even the drawers have been organized for easy access. There is extra storage and cabinetry in the foyer, along with the hidden washer and dryer. Other appliances include two wine coolers, including a new one with mahogany cabinetry. Dining can be enjoyed al fresco on the covered gallery enjoying the lights and views, or in the dining room if air conditioning is preferred. And the open great room and separate dining area have been furnished with high-end imported mahogany pieces.
The separate master suite has a mahogany four-poster bed, with separate sitting and office area, and a huge master bath complete with private outdoor shower with landscaped deck and a sunning area. The other two suites each offer private outdoor access, and one with its own outdoor shower as well.
Extensive professionally landscaped gardens surround the house in levels defined by five-tiered stonewalls that create terraces to the water’s edge.
Gardens include many varieties of palms, bougainvillea, hibiscus, gardenia hedges, frangipani, lime trees, among others. The east side of the property is being landscaped with royal and Christmas palms to serve as barrier plantings for protection. These tropical gardens have timed LED lights which provide a spectacular view of the gardens surrounding the house at night, and to the beachfront. Motion detector lights also illuminate the patio as needed.
Cotton House offers the best in energy efficiency with 17 solar panels that defray electricity costs offering “net metering” plus 3 additional panels for the solar-powered pool pump. The large, hurricane-impact glass doors that face the sea have been tested to 220 mph winds, and are also equipped with slide-away screens. All other French doors have been outfitted with new retractable screens plus hurricane shutters for protection.
The fresh water is dual-filtered and ultraviolet treated from two large cisterns, plus a new water pump with dual water heaters. The 20 KW propane generator has an automatic transfer switch, and it is housed in a separate building. Their is a new ADT security system with video surveillance around the property. The stainless steel Lynx grill is poolside, making barbecues for large groups a pleasure.
Cotton House has a sizable rental following, and many guests who like to return annually. The current website is active, and can be maintained by future owners if desired. NOTICE: May not be able to be shown when rented.
